By Alejandra Paladino, REALTOR® | Moving to Arizona
I'm going to be straight with you.
Encanterra is the most frequently asked about community in all of Queen Creek. Buyers who find it online consistently describe the same reaction the golf course photos, the two clubhouses, the mountain views and immediately want to know if it's as good as it looks. And then they see the HOA fees and want to know if it's actually worth it.
That's the question this blog answers honestly.
I'm Alejandra Paladino, a REALTOR® specializing in Queen Creek and the Southeast Valley. I tour Encanterra with buyers regularly and I give them the same honest assessment I'm about to give you.

What Is Encanterra?
In the South East Valley just 45 minutes from downtown Phoenix and Scottsdale, in Queen Creek, Arizona, Encanterra is a gated resort community built by Shea Homes under their Trilogy brand. It is genuinely unlike any other community in the Southeast Valley not because of marketing language, but because it delivers a Tom Lehman-designed championship golf course, two distinct clubhouses, resort pools, a full-service spa, restaurants, and a complete social programming calendar within a gated neighborhood.
The key thing to understand up front: Encanterra is actually two communities within one master plan.
The all-ages community open to any buyer regardless of age, with full resort amenities included.
Trilogy at Encanterra the dedicated 55-plus age-restricted enclave within the broader master plan. Shea Homes introduced Encanterra® as an all-ages community in 2008, then added the 55-plus Trilogy section in 2011. Encanterra is a place that allows families to live apart and stay together.
This distinction matters enormously for buyers. If you're under 55 and specifically want Encanterra's lifestyle, the all-ages section is available to you. If you're 55-plus and want the dedicated active adult environment, Trilogy at Encanterra is the specific section to focus on. Which section you're in affects your neighbors, your immediate community culture, and some community rules clarify this with me before you tour.
The Amenities: What You're Actually Getting
This is where Encanterra's story is most compelling — and most worth understanding in detail before you evaluate whether the price is worth it.
The two clubs, La Casa and The Algarve, create a resort lifestyle, with restaurants, event spaces, pools, a spa, sports courts including pickleball, a championship 18-hole golf course, and more.
Two distinct clubhouses is unusual even among resort communities. Most active adult communities have one clubhouse. Encanterra has two — La Casa as the primary resort hub and The Algarve as a secondary gathering space — giving the community genuine variety in where residents go for different experiences throughout the week.
The golf course is the amenity that draws the most attention — and it genuinely deserves it. Encanterra's 18-hole championship golf course was designed by Tom Lehman — a PGA Tour champion and major winner — offering a core-style layout with panoramic views of the Superstition and San Tan Mountains.
This is not a developer's value-play course designed to photograph well and play mediocre. The USGA has turned to the 7,130-yard track to host U.S. Open Sectional Qualifying tournaments. It has also hosted the Gateway Tour's Championship and the Junior Golf Association of Arizona's Thunderbirds Classic. You're not buying access to a course that's pretty from the cart path. You're buying access to a course that serious golfers play and USGA qualifiers are held on.
The pools are genuinely resort-caliber — including a swim-up bar at the Solaz Grill that creates the vacation-at-home feel Encanterra markets and genuinely delivers.
The spa, fitness center, and sports courts — including pickleball, which has become one of the most popular daily activities among Encanterra's active adult demographic — give residents recreational variety beyond golf.
The dining — Palma Kitchen + Tap — is reserved exclusively for club members and their guests. For residents, this creates the feel of a private restaurant that's always available to you — a genuine lifestyle amenity rather than a building that happens to be on site.
The social programming — cooking demonstrations, happy hours, community clubs, holiday events — gives Encanterra the social infrastructure that active adult communities need to make residents feel genuinely connected.
For an unprecedented 14 consecutive years, Trilogy by Shea Homes has been recognized as America's Most Trusted Active Adult Resort Builder by Lifestory Research in their 2026 national study among active home shoppers. Fourteen consecutive years. That's not a claim — that's a sustained track record.
The Homes: What's Available and What It Costs
New homes in Encanterra start from $485,000, with four home collections available ranging from 1,342 to 2,758 square feet. The homes feature open floorplans, gourmet kitchens, and beautiful primary suites — with options designed for both seasonal use and full-time primary residences.
Resale market — June 2026 MLS data:
71 active listings
$575,000 median list price
$339.52 average price per square foot
98 average days on market
17 homes sold in the past month
Recent sold comparables:
2 bed / 2 bath / 1,574 sq ft — sold $560,000 (May 2026)
2 bed / 2.5 bath / 2,124 sq ft — sold $489,000 (May 2026)
3 bed / 2.5 bath / 2,385 sq ft — sold $724,900 (June 2026)
Golf course lots with premium views: $1,199,000 to $1,255,000+
The four collections give buyers genuine variety — from smaller configurations ideal for snowbirds who want a lock-and-leave Arizona retreat, to full-scale primary residences with guest suites. Both new construction and resale are actively available right now.
The HOA: The Number That Stops People
Let's address it directly.
$1,434.88 per quarter — approximately $478 per month.
For buyers accustomed to Phoenix metro HOAs of $50 to $200 per month, this is a significant adjustment. And it's the most common point of hesitation I hear from buyers evaluating Encanterra.
Here's how to think about it honestly.
What $478/month covers at Encanterra:
Gated community with guarded entry and on-site security
Two championship clubhouses (La Casa + The Algarve) with resort amenities
Tom Lehman-designed 18-hole golf course — social membership included for all homeowners
Multiple resort pools including swim-up bar at Solaz Grill
Full spa and fitness facilities
Pickleball, tennis, and sports courts
Concierge services
Biking and walking paths
Community lake
On-site restaurant exclusively for members (Palma Kitchen + Tap)
Community media room
Professional management and full common area maintenance
Children's playground areas
Complete social programming and events calendar
The honest comparison: If you priced a private country club membership, a fitness center, a spa, a pool club, and a concierge separately — you'd spend significantly more than $478 per month in most markets. Encanterra's HOA consolidates all of it into one fee.
The question isn't whether the amenities justify the fee in the abstract. The question is whether you will use them regularly. If your daily life will include golf, the spa, the pools, the fitness facilities, and community events — the HOA delivers genuine value. If it won't, a community with lower HOA fees is probably a better financial fit for you.
Note on golf membership: All homeowners receive social membership — giving access to the clubhouse, pools, spa, and events. Unlimited golf access requires an optional full golf membership upgrade above the HOA fee. If unlimited golf is your primary reason for considering Encanterra, verify the current golf membership pricing before committing.

The Location: What to Know
Encanterra's address — 36460 N. Encanterra Drive, Queen Creek, AZ 85140 — places it in what is technically San Tan Valley territory, though it carries a Queen Creek mailing address. It is east of the San Tan Mountains with close proximity to the Loop 202 and the Superstition Freeway (US-60).
Practical commute context:
To central Phoenix: approximately 45 to 55 minutes
To Chandler/Gilbert: approximately 25 to 35 minutes
To Mesa: approximately 30 to 40 minutes
To Phoenix-Mesa Gateway Airport: approximately 20 to 25 minutes
To Scottsdale: approximately 40 to 50 minutes
For full-time commuters to Phoenix employment, the distance is Encanterra's most significant practical limitation. For retirees, snowbirds, and remote workers, the distance is largely irrelevant — and the community's position near the San Tan Mountains is a specific lifestyle advantage.
The San Tan Mountains backdrop is genuinely spectacular. Encanterra's setting delivers panoramic views of the Superstition and San Tan ranges that frame daily life in a way that flat suburban communities simply can't replicate. Residents consistently describe the mountain views as something that never gets old — both the sunrise over the Superstitions and the sunsets behind the San Tans.
The Honest Pros
The golf course is genuinely exceptional. A Tom Lehman-designed USGA qualifier is not a common community asset — it's a rare amenity that serious golfers immediately recognize and value. No other community in Queen Creek or the broader Southeast Valley delivers this.
The all-ages structure is specifically valuable. Most resort communities of Encanterra's caliber are 55-plus only, locking out younger buyers and multigenerational families. Encanterra's all-ages community alongside the dedicated Trilogy 55-plus section makes it accessible for buyers who want the lifestyle without the age restriction — and for multigenerational families where parents and adult children want to live in the same community.
The mountain views are permanent. You can't relocate the San Tan Mountains. Encanterra's visual character is built in and irreplaceable.
14 consecutive years as America's Most Trusted Active Adult Resort Builder. Shea Homes' Trilogy track record is the most reliable quality signal available for a community that buyers often evaluate from out of state.
Active resale market with genuine liquidity. 17 homes sold in the past month across Encanterra — there is real, consistent demand here. This matters for buyers who think about their eventual resale.
Lock-and-leave lifestyle works here. Gated security, professional management, and full amenity access without any maintenance burden makes Encanterra specifically well-suited for snowbirds and part-time Arizona residents. Arrive and immediately have access to everything — no setup required.
The Honest Cons
$478 per month in HOA dues requires honest evaluation. This is the most important number in the Encanterra equation. If you won't use the amenities regularly, a lower-HOA community may serve you better financially. I'll ask you the hard questions about this before we tour.
The commute distance is real for Phoenix workers. 45 to 55 minutes each way to central Phoenix compounds over weeks and months. Encanterra is not positioned for full-time commuters who need efficient Phoenix access.
Golf membership is additional for unlimited play. Social membership (included in HOA) gives you clubhouse and amenity access. Unlimited golf requires an optional upgrade — important to understand before you assume the HOA fee covers your golf game.
Days on market run 98 days. Encanterra's resale homes take longer to sell than typical Queen Creek properties. The specialized buyer profile for a resort community naturally narrows the matching pool. This is worth acknowledging for buyers who care about liquidity or have a timeline.
Everyday commercial requires a drive. Encanterra's position near the mountains means most restaurants, grocery stores, and retail are 10 to 20 minutes away. The Queen Creek Marketplace and surrounding corridors handle daily needs reasonably well, and The Switchyard's new restaurant district (Postino, Shake Shack, Snooze, Bamboo Sushi) opens in 2026 in central Queen Creek — but walkable or immediately adjacent commercial access is not part of Encanterra's offering.
Homes are not the largest per dollar in Queen Creek. The same budget in other Queen Creek communities can get you more square footage on a larger lot. At Encanterra, you are paying for lifestyle and for what cannot be replicated — the setting, the amenities, the community character. If pure square footage per dollar is the goal, there are better options.
Who Encanterra Is Worth It For
Golfers who specifically want a championship private course as their community backyard. No other Queen Creek or Southeast Valley community delivers a Tom Lehman-designed USGA qualifier within a gated residential neighborhood. For the serious golfer who plays multiple times per week, Encanterra's golf access alone justifies serious evaluation.
Active adults 55-plus who want the Trilogy resort lifestyle. The consistent resident experience at Encanterra is exactly what Shea Homes designed — being transported into a desert oasis with genuine resort infrastructure at your doorstep every day. For buyers who specifically want this lifestyle with full social and amenity infrastructure, Encanterra consistently delivers.
Snowbirds and part-time Arizona residents. The lock-and-leave lifestyle, gated security, and full amenity access without any maintenance burden makes Encanterra specifically compelling for buyers who want an Arizona base without the upkeep burden.
Multigenerational families where 55-plus parents want resort community living alongside adult children in the all-ages section of the same community — Encanterra's dual structure is specifically designed for this.
Remote workers and retirees for whom the commute distance is irrelevant — and for whom the mountain setting, daily walkability within the community, and resort amenities make Encanterra the closest thing to permanent vacation living available in the Southeast Valley.
Who Should Look Elsewhere
Daily commuters to Phoenix or Scottsdale who need efficient access to employment. The distance compounds.
Buyers who won't use resort amenities regularly. Paying $478 per month for a golf course you won't play and a spa you won't visit is not good financial planning — regardless of how beautiful the community photographs.
First-time buyers with tight monthly budgets. At $485,000 starting price plus $478/month HOA, the total carrying cost is significantly higher than comparable-priced Queen Creek communities. Queen Creek has many excellent master-planned communities at $50 to $200/month HOA that may serve budget-constrained buyers better.
Buyers who need large lots or big backyards. Encanterra's lot sizes are modest relative to many Queen Creek acreage and horse property options. If outdoor space is your primary priority, the broader Queen Creek market delivers more.
Buyers primarily driven by GPS or Higley school districts. Encanterra falls in a specific portion of the Queen Creek/San Tan Valley area — verify the exact school assignment at the specific address if school district is a primary driver of your purchase. I do this for every buyer I work with.
The Bottom Line: Is Encanterra Worth It?
For the right buyer — yes, genuinely and emphatically.
If you're a golfer, an active adult who will use the resort amenities regularly, a snowbird who wants Arizona's finest lock-and-leave resort community, or part of a multigenerational family who wants parents and adult children in the same community — Encanterra delivers an experience that no other Queen Creek community comes close to replicating.
The Tom Lehman golf course, the dual clubhouses, the 14 consecutive years as America's most trusted builder, the mountain views — these are real differentiators, not marketing claims.
For the wrong buyer — the reluctant HOA payer, the daily Phoenix commuter, the first-time buyer where every dollar matters — Encanterra's premium doesn't translate to daily-life value, and Queen Creek's many excellent communities at lower fees serve better.
The honest question isn't "is Encanterra worth it?" It's "is Encanterra worth it for your specific life?" That's exactly the conversation I have with every buyer I work with — and it's the conversation I'd love to have with you.
