San Tan Valley is Arizona's newest incorporated town and one of the fastest-growing communities in the nation. The Town of San Tan Valley Arizona's 92nd incorporated municipality is a fast-growing Arizona community that blends deep agricultural roots with bold new leadership, local control and a future defined by opportunity. And right now, in 2026, major commercial development is arriving all at once  across multiple locations with a lineup of stores and restaurants that would have been unimaginable here just five years ago.

As someone who specializes in this area and works with buyers considering San Tan Valley every day, I want to make sure you have the full picture. Because what's coming here is genuinely exciting and it changes the calculus for anyone evaluating this community.

Why Commercial Development Is Exploding Right Now

The numbers tell the story clearly. Ironwood Road carries nearly 34,000 vehicles per day past the Ironwood and Ranch Road development site. More than 115,000 people live within five miles of that corner, and the average household income in that area tops $150,000.

Those are not numbers that retailers and restaurants ignore. Traffic and population numbers like these are what retailers and restaurants weigh when choosing new locations. For years, San Tan Valley had the population and the income but lacked the incorporated town structure, the infrastructure investment, and the commercial critical mass that triggers major retail decisions. That has changed.

San Tan Valley's incorporation as a town giving it local governance, planning authority, and the ability to attract and approve development with a unified voice was the trigger that serious commercial real estate developers had been waiting for. The result: multiple major projects announced within months of each other, all targeting the same rapidly growing residential base.

The site is surrounded by thousands of existing and planned homes, new schools and continued commercial development, reinforcing its position within one of Arizona's most active growth corridors and the nation's second-fastest-growing county. Pinal County is growing faster than almost any county in the United States and San Tan Valley sits at the center of that growth.

Skyline Ranch Marketplace: The Biggest Retail Opening in San Tan Valley History
The most significant commercial development currently transforming San Tan Valley is Skyline Ranch Marketplace at the northeast corner of Hunt Highway and Gary Road — a project that is expected to bring more than 225,000 square feet of retail space to San Tan Valley after a 31-acre stretch of commercial land was sold for $10 million.

REALM, in partnership with Pennant Development, acquired the site and is developing it as the retail anchor that San Tan Valley has never had. The results are already visible  major national tenants are opening their doors this month and in the weeks ahead.

What's Opening Right Now at Skyline Ranch Marketplace

Here is what's confirmed for Skyline Ranch Marketplace at the NE Corner of Hunt Highway and Gary Road:

Ulta Beauty  Grand Opening August 21, 2026. For San Tan Valley residents who've been driving to Chandler or Gilbert for beauty and personal care, this is the end of that commute.

Marshalls  Opens August 27, 2026. One of the most-requested retail categories for a community of San Tan Valley's size. The ability to browse Marshalls five minutes from home rather than 20 changes how residents shop.

HomeGoods Opens August 27, 2026, alongside Marshalls. For the large number of new construction homeowners in the area finishing and furnishing their homes, having HomeGoods in the community is specifically valuable.

Five Below  Already open. Family-friendly retail serving the community right now.
Cold Beers & Cheeseburgers  Opening 2026 in the old Denny's location at Skyline Ranch Marketplace. A popular Valley-wide casual dining chain delivering the sports bar and casual dining experience that San Tan Valley families have been craving locally.

Tasteful Tailgates  Opening early 2026 at Skyline Ranch Marketplace. A new seafood, steak, and sports bar concept with over 250 seats inside including 35 bar stools, big screen TVs, and 50 seats on the outdoor patio with misters. This is a full-scale destination restaurant with a scale that signals San Tan Valley's commercial maturation.

EOS Fitness  Opens September 2026. A full-service fitness facility joining the marketplace, giving residents a major gym option within their own community.
PetSmart  Opens late 2026. For the large number of pet-owning families in San Tan Valley's master-planned communities, this eliminates another regular out-of-community errand.

Chick-fil-A  Opens Summer 2027. One of the most-requested restaurant announcements in any new market. Chick-fil-A's real estate team evaluates demographics carefully  their commitment to Skyline Ranch Marketplace reflects strong confidence in San Tan Valley's household income and traffic profile.

The junior anchor tenants will open in stages through 2026, with the entire project expected to be completed in 2027. The site's location offers strong consumer traffic, thanks in part to a high-volume Walmart across the street, ranked among the top 10 for customer visits in the Phoenix metro area.

Ironwood and Ranch Roads: The 24-Acre Mixed-Use Development
The second major development transforming San Tan Valley's commercial landscape was announced July 22, 2026  and it's the kind of project that signals serious long-term investment in the community.

A nearly 24-acre development bringing shops, restaurants and a 50,000-square-foot medical building is moving forward at the southeast corner of Ironwood Road and Ranch Road in San Tan Valley. Diversified Partners, a Scottsdale-based commercial real estate and development firm, announced the project July 22.

The 23.88-acre site includes plans for about 25,000 square feet of retail space, several shop buildings, a corner pad with drive-thru potential and two additional pad sites  standalone building spots often used by restaurants, banks and coffee shops.

The developer Diversified Partners is not a small local firm taking a speculative chance. Diversified Partners is an Arizona-based commercial real estate brokerage, development and investment firm with more than 12 million square feet of space leased, sold or developed and $4 billion in planned transactions for 2026-2028. Their commitment to this site reflects a high level of confidence in San Tan Valley's commercial trajectory.

What's Planned at Ironwood and Ranch

OrthoArizona the anchor tenant is already under contract for the approximately 50,000-square-foot medical building. OrthoArizona is one of Arizona's largest orthopedic and sports medicine practices, treating bone, joint, and muscle conditions. For San Tan Valley residents who currently travel to Queen Creek, Chandler, or Gilbert for specialty orthopedic care, this is a meaningful quality-of-life improvement. OrthoArizona opens Q1 2027.

Multiple retail shop buildings approximately 25,000 square feet of retail space across several shop buildings designed to accommodate restaurants, service retailers, and neighborhood-serving businesses.

A hard corner pad with drive-thru potential one of the most valuable retail positions on the site, likely to attract a restaurant, coffee, or fast-casual concept.

Two additional pad sites standalone building spots often used by restaurants, banks and coffee shops.

Walt Brown Jr., the firm's founder and CEO, said the project responds to the surrounding community's continued residential growth and rising demand for retail, dining and health care.

Beyond OrthoArizona, specific retail and restaurant tenants have not yet been announced for Ironwood and Ranch but the site plan, the developer's track record, and the traffic and income data all point toward quality national tenants making their San Tan Valley debut here.

Bella Vista Road and Gantzel Road: New Neighborhood Retail Hub

A third commercial development smaller in scale but strategically positioned is planned for the southeast corner of Bella Vista Road and Gantzel Road.

The planned ±3.84-acre retail development will include multiple retail pads, with up to ±1.95 acres available for sale or ground lease, offering flexible opportunities for quick-service restaurants, automotive users and service-oriented retailers looking to expand into the rapidly growing market. A Terrible's convenience store and gas station is planned for the hard corner of the site, helping anchor the project and establish a new neighborhood retail hub serving the surrounding communities.

This development specifically serves the residential neighborhoods along the Gantzel Road corridor a growing area of San Tan Valley that has been underserved by nearby retail. The neighborhood retail hub positioning designed for quick-service restaurants and service retailers fills a daily-convenience gap that residents in this corridor have felt acutely.

Opening Right Now: What's Already Here

Beyond the major developments under construction, San Tan Valley's commercial scene is seeing immediate additions:

7 Brew opens August 24, 2026 at the NW Corner of Ironwood and Ocotillo (Town of Queen Creek border area) the drive-through coffee chain that has become a community staple wherever it opens.

Cold Stone Creamery newly announced, coming to the area.
HTeaO a tea-focused quick-service concept, newly opening in the community.
Smith's new grocery option expanding San Tan Valley's food retail access.
The combination of these immediate openings alongside the major development projects creates a commercial momentum that compounds on itself — each new tenant makes the area more attractive to the next, and San Tan Valley's commercial scene is accelerating faster than at any point in the community's history.

What This Means for Buyers Considering San Tan Valley

I work with buyers considering San Tan Valley every week and the number one hesitation I hear is always some version of "is there enough there?" This is the answer to that question.

The critique that has historically followed San Tan Valley "great neighborhoods, but you have to drive for everything" is being directly addressed right now. By the time Skyline Ranch Marketplace is fully open and Ironwood and Ranch is delivered in 2027, San Tan Valley will have:

A 225,000+ square foot regional retail center anchored by major national brands. Full-service specialty medical care from OrthoArizona. Multiple sit-down restaurant options within the community. Fitness, beauty, home goods, and pet supply retail without leaving town. Multiple coffee and quick-service dining options scattered across key intersections.

That's a genuinely different commercial infrastructure than San Tan Valley has ever had and it arrives alongside the residential qualities that buyers have always valued here: newer construction at generous lot sizes, accessible prices relative to Queen Creek and Gilbert, the San Tan Mountain Regional Park for outdoor recreation, and the community character of a town still in its growth phase.

For buyers who have been comparing San Tan Valley to Queen Creek: the price advantage of San Tan Valley has always been real median home prices running approximately $150,000 to $200,000 below comparable Queen Creek properties. The lifestyle gap the "you have to drive for everything" issue is closing rapidly. The combination of San Tan Valley's pricing and this new commercial infrastructure creates one of the strongest value propositions in the entire Southeast Valley.

The Big Picture: San Tan Valley's Future Downtown Core

Here's the development that gives buyers the biggest reason to be excited about San Tan Valley's long-term future and the one you may have heard about.

The Pinal County Board of Supervisors unanimously approved two measures that will transform approximately 3,200 acres of state-owned land in San Tan Valley into a major mixed-use development. The approved San Tan Valley Urban Core project encompasses 3,238.7 acres of Arizona State Land Department property located north of Bella Vista Road, south of Hash Knife Draw Road, and east of Hunt Highway. The land is currently vacant and primarily used for agriculture, sitting in what officials described as "the heart of San Tan Valley."

This is the centrally located downtown development you've been hearing about. During the meeting, Vice Chairman Jeff McClure asked for clarification, saying "I was under the impression it would be more commercial than residential" and mentioned "a civic core… essentially a downtown core similar to like Chandler or Gilbert."

Think of it this way: this is the vision that gives San Tan Valley a genuine town center a walkable, mixed-use urban core built right in the middle of the community, surrounded by the residential neighborhoods that already exist on all sides.

The zoning approved Large Master Plan Community (L-MPC) encourages creative land development, providing an alternative to conventional zoning districts by promoting innovative land use planning for properties comprising no less than 2,000 gross acres.</cite> This is the framework that allows for the walkable, mixed-use character shops, restaurants, offices, residences all integrated together rather than separated into conventional suburban strips.

The land will be auctioned to private developers by the Arizona State Land Department, who will then build within the approved framework. The transportation plans include a network of major arterial roadways designed to improve connectivity throughout the development and surrounding areas.

The honest timeline: Planning Manager Harvey Krauss explained that development could span "possibly 20, 30, 40 years" due to the cyclical nature of Arizona's construction industry. This is a long-horizon vision not something opening in 2027. The approvals are in place, the framework is set, and the land auctions will drive the pace.

But here's what matters for buyers considering San Tan Valley right now: the downtown vision is real, it's been formally approved, it's centrally located in the heart of the community, and it gives San Tan Valley something that most suburban towns never achieve a genuine civic identity and walkable core that will eventually anchor community life the way the Heritage District does in Gilbert.

Buyers who get in now are positioning themselves ahead of a commercial and urban development story that will unfold over years. The near-term commercial openings at Skyline Ranch Marketplace and Ironwood and Ranch are the first chapter. The Urban Core downtown is the long-term vision that makes San Tan Valley's trajectory genuinely exciting.

Why San Tan Valley's Growth Story Is Just Getting Started

San Tan Valley became Arizona's 92nd incorporated town in 2021 giving it the local governance and planning tools that unincorporated communities lack. The town is governed by a seven-member town council (all seats filled in the July 2026 primary election) with a mayor earning $45,000, vice mayor $35,000, and council members $30,000 a structure designed for efficient, community-responsive governance.

Pinal County where San Tan Valley is located is the nation's second-fastest-growing county. The population within five miles of the Ironwood and Ranch development already exceeds 115,000 with an average household income above $150,000 demographics that will continue attracting quality retailers and restaurants for years.

The SR-24 extension connecting this corridor to the Loop 202 has improved regional access. Continued residential growth in the surrounding master-planned communities  with thousands of new homes planned  provides the sustained demand that gives commercial developers confidence to commit.

This is not a commercial boom that peaks and stops. San Tan Valley is in the early innings of a commercial development story that will unfold over the next decade as the residential growth that's already occurred continues to demand the retail and service infrastructure to match it.

San Tan Valley at a Glance: What Buyers Need to Know

For anyone seriously considering San Tan Valley as a relocation destination, here is the current picture:

Home prices: Median approximately $450,000 to $520,000 meaningfully more accessible than Queen Creek's $665,000 median while delivering comparable newer construction quality.

Schools: Florence Unified School District serves portions of San Tan Valley, with schools that have been improving alongside the community's growth. Higley Unified serves some areas near the Queen Creek border.

Outdoor recreation: San Tan Mountain Regional Park  more than 10,000 acres of desert wilderness with hiking, mountain biking, and equestrian trails  is one of the most accessible and underrated regional parks in the Phoenix metro.

Safety: San Tan Valley's crime profile is consistent with the character of a family-oriented master-planned community area  generally safe with the organized neighborhood structure that HOA communities produce.

Commute: San Tan Valley sits approximately 35 to 45 miles from central Phoenix. The commute to the Chandler tech corridor runs approximately 30 to 40 minutes. SR-24 access has improved connectivity significantly.

Community character: Agricultural heritage alongside rapid modern growth  the combination that defines much of the Southeast Valley's most appealing communities. Horse properties, larger lots, newer construction, and genuine elbow room between neighbors.
