Queen Creek just got its downtown.

For years, the fastest-growing town in Arizona has been building out its residential neighborhoods at a remarkable pace but the one thing missing has been a genuine walkable downtown. A place where residents could walk to dinner, meet friends for brunch, browse a shop, and feel the energy of a town center rather than a strip mall. That's about to change in a significant way.

The Switchyard, located on the northeast corner of Ellsworth and Ocotillo roads, is a 54,000-square-foot mixed-use development by real estate company Creation Equity and it represents Queen Creek's first true walkable, mixed-use development, marking a milestone in the town's continued growth and evolution.

The $120 million mixed-use project will unite sought-after restaurants, retail, offices, and future residential into a design-driven district that Queen Creek has never had before.

If you live in Queen Creek, are thinking about buying here, or are simply watching Arizona's East Valley growth story unfold The Switchyard is the development you need to understand.

What Is The Switchyard?

The Switchyard is a 10-acre mixed-use project rising at Ellsworth and Ocotillo roads, designed to become Queen Creek's first true downtown core. Plans call for walkable pathways, inviting outdoor gathering areas, and a cohesive architectural character intended to anchor Queen Creek's growing Town Center.

The numbers: 54,000 square feet of restaurant, retail, and office space. A 215-residence luxury apartment community in a future phase. Ten acres of intentionally designed, walkable mixed-use development in the heart of the East Valley's fastest-growing community.

The Switchyard will open in phases, with the first phase expected to be completed in mid-2026. LGE Design Build, a leading design-build construction company, is leading the construction.

The developer behind it Creation Equity is not a local startup taking a speculative risk. Creation, headquartered in Phoenix and Dallas, has $4.5 billion in active development projects across eight states. This is a proven national developer who specifically chose Queen Creek because the fundamentals population growth, household income, and the complete absence of any comparable walkable destination made the investment case compelling.

Creation co-founder David Sellers said: "The Switchyard represents Queen Creek's first true walkable, mixed-use development, marking a milestone in the town's continued growth and evolution. With construction now underway, we're eager to see this place come to life, seamlessly blending retail, dining, office spaces, apartments and a vibrant outdoor environment. This will be a distinctive, community-centric destination unlike anything else in Queen Creek."

The Restaurants: An Impressive Lineup for the East Valley

This is the section that Queen Creek residents have been most excited about and the tenant list that's been announced so far is genuinely impressive for a community that has historically sent its residents to Chandler or Scottsdale for this caliber of dining.
Postino Coming Fall 2026

Postino, Arizona's beloved all-day restaurant and wine bar, is set to open its doors in Queen Creek later this year its first foray into the fast-growing QC district, bringing the same come-as-you-are energy that's made Postino a cult favorite across the Valley.

Postino Queen Creek will offer 3,800 square feet of interior seating for 107 guests, plus a sprawling 1,953-square-foot patio that can hold another 86. Expect the brand's signature design touches a floor-to-ceiling Zuru lamp partition and all the bruschetta boards and wine-by-the-glass that Postino regulars know and love.

For residents who have been driving to Gilbert, Tempe, or Arcadia for their Postino fix this one is genuinely exciting. Postino is the kind of all-day destination that becomes a neighborhood anchor the place you bring your parents when they visit, the spot you meet your friends on a Tuesday evening, the patio you claim on a Saturday afternoon with a bottle of wine and a bruschetta board. Queen Creek having its own Postino changes the dining character of the entire community.

Shake Shack

Burger-and-crinkle-cut-fry spot Shake Shack is coming to The Switchyard. The chain's owner famously put a webcam outside its original New York location so that people could see the line and make plans accordingly. Nearly two decades later, it's much easier to get a ShackBurger including soon at one of the Valley's newest locations in Queen Creek.

Shake Shack's arrival at The Switchyard is significant not just for the burgers it's a market signal. Shake Shack's real estate team evaluates demographics carefully before signing leases. Their commitment to The Switchyard reflects what their data shows about Queen Creek's household income profile, family density, and growth trajectory. Queen Creek's median household income of $141,978 among the highest in Maricopa County is exactly the demographic Shake Shack targets.

Snooze, an A.M. Eatery

Snooze, an A.M. Eatery, a breakfast and brunch restaurant chain founded in Denver, will join the lineup at The Switchyard.

Snooze is the brunch destination that the Queen Creek morning crowd has been waiting for a creative, quality-forward breakfast and brunch concept known for pancake flights, creative eggs benedicts, and the kind of weekend brunch experience that turns a Saturday morning into an event. For a community with 46.5% of households having children the highest family household percentage of any major Phoenix suburb a great brunch spot is not a luxury. It's a staple.

Bamboo Sushi Arizona's First Location

Founded in Portland, Oregon, Bamboo Sushi will make its Arizona market debut at The Switchyard, bringing its celebrated approach to responsibly sourced seafood and innovative cuisine to Queen Creek. The restaurant is known for pairing sustainability with a warm, design-forward setting. The 3,198-square-foot Queen Creek location will feature signature rolls, Happy Hour specials, shareable plates and a thoughtfully curated beverage program rooted in the brand's mission.

The fact that Bamboo Sushi is choosing Queen Creek for its Arizona debut ahead of Scottsdale, Tempe, or Phoenix is a significant statement about where this brand sees its target customer. Bamboo Sushi's ideal guest: quality-conscious, sustainability-minded, household income above the regional average. Sound familiar? Queen Creek's demographic profile fits perfectly.

Ava Brenneke, Bamboo Sushi's marketing director, said in a press release: "We're excited to join The Switchyard and become part of the Queen Creek community. The opening reflects Bamboo Sushi's continued expansion into vibrant, community-focused destinations that value quality, sustainability and connection."

The Retail and Services: More Than Just Restaurants

The Switchyard isn't just a restaurant row it's a mixed-use district designed to be genuinely usable for daily life, not just weekend dining.

ROOM and PORCH

Home goods retailer ROOM and PORCH will occupy 1,761 square feet at The Switchyard. For a community where so many residents have recently purchased or are purchasing new construction homes, a quality home goods and décor retailer within walking distance of the dining options addresses a genuine need browsing for your new home's finishing touches before dinner is the kind of layered experience that makes a district feel alive rather than just transactional.

Zara Nail Bar

Zara Nail Bar signed a 3,519-square-foot space at The Switchyard. A larger-than-expected footprint for a nail salon signals something specific about The Switchyard's vision: this is a destination where you spend time, not just grab dinner and leave. A full-service nail salon draws repeat visits on its own schedule the kind of anchor that brings residents to the district during the week, not just on weekends.

Edward Jones

Edward Jones will be housed at The Switchyard. The inclusion of a financial services office alongside restaurants and retail reinforces The Switchyard's mixed-use vision this is designed to be a genuine daily destination for Queen Creek's professional household demographic, not just a dining district.

Office Space

The Switchyard's 54,000 square feet includes office space specifically designed for the professional class that Queen Creek's growth has attracted. The opportunity to work, meet clients, and walk downstairs to lunch at Postino or Shake Shack in your own community rather than commuting to Chandler or Scottsdale for a comparable office environment is a meaningful quality-of-life improvement for Queen Creek's growing remote and professional worker base.

The Apartments: 215 Luxury Residences Planned

The Switchyard will encompass a 215-residence luxury apartment community. The residential portion of the project is currently in the design phase, and construction is expected to begin within the year.

The residential component of The Switchyard is what transforms it from a restaurant district into a genuine urban environment. 215 luxury apartments above and adjacent to the retail and dining creates the kind of resident population density that keeps a downtown alive seven days a week people who walk downstairs for their morning coffee, grab dinner a block from home, and bring friends to the neighborhood on weekends because they genuinely want to show it off.

For Queen Creek's real estate market, the apartment component also matters: high-quality, walkable rental housing in the $1,800 to $2,500 per month range attracts exactly the young professional demographic that eventually transitions to homeownership in the surrounding community.

Why The Switchyard Matters for Queen Creek Homebuyers

If you're buying a home in Queen Creek or considering it The Switchyard changes the lifestyle calculus in a specific and meaningful way.

Queen Creek has always delivered the things that families prioritize most: space, newer construction, excellent schools (Queen Creek Unified and Higley Unified both A-rated), safety, and community character. What it hasn't had, until now, is the kind of walkable commercial energy that gives a community identity beyond its residential neighborhoods.

The neighborhoods closest to The Switchyard's Ellsworth and Ocotillo address the master-planned communities along the Ellsworth Loop corridor benefit most directly from proximity to this development. For buyers evaluating homes in this corridor, The Switchyard represents the commercial infrastructure investment that makes Queen Creek's residential investment story more complete than it has ever been.

For buyers comparing Queen Creek to Gilbert the comparison that comes up most often The Switchyard begins to close the gap on the lifestyle question. Gilbert has the Heritage District. Queen Creek is getting The Switchyard. The communities are increasingly comparable on the lifestyle dimension that previously separated them.

And for current Queen Creek homeowners: a $120 million mixed-use development by a national developer bringing Postino, Shake Shack, Snooze, and Bamboo Sushi to your neighborhood is genuinely positive for property values. Quality commercial development of this caliber signals to the broader market that Queen Creek is a destination, not just a bedroom community. That signal matters for appreciation over time.

The Location: Northeast Corner of Ellsworth and Ocotillo

The Switchyard's specific location within Queen Creek deserves attention. The northeast corner of Ellsworth and Ocotillo roads is:

Within minutes of the SR-24 freeway extension that connects Queen Creek to the broader East Valley employment and amenity network. Adjacent to Queen Creek Marketplace already one of the East Valley's most complete retail corridors creating a commercial cluster effect that reinforces The Switchyard's drawing power. Accessible from the major master-planned community corridors where most Queen Creek families live. Centrally positioned within Queen Creek's expanding Town Center vision that the municipality has been building toward for years.

Queen Creek Mayor Julia Wheatley and Vice Mayor Leah Martineau attended the groundbreaking ceremony a signal that The Switchyard has municipal support and alignment with the town's long-term vision for its commercial core.

The Timeline: What to Expect and When

The Switchyard will open in phases, with the first phase expected to be completed in mid-2026.

Postino is set to open its doors in Queen Creek this fall meaning late 2026 for the restaurant that Queen Creek residents have been most excited about.

Additional tenant announcements are still coming: Lease negotiations are underway for nearly all remaining spaces, with additional tenant announcements anticipated soon. The full 54,000 square feet will fill out as the phases complete and the development reaches its final form.

The residential component 215 luxury apartments is expected to begin construction within the next year, with completion following the retail and dining phases.
