Sun City changed American retirement forever when it opened in 1960 as the country's first 55-plus active adult community. It remains a genuinely excellent option 27,000-plus homes, 11 golf courses, seven recreation centers, and some of the lowest property taxes and entry prices in the entire Phoenix metro. If Sun City fits your priorities, it's a legitimate and time-tested choice.

But Arizona's retirement community landscape in 2026 has grown dramatically beyond that original model. Arizona is home to 140 active adult communities from the warm Sonoran valleys around Phoenix and Tucson to the cooler pines of Prescott and the red-rock vistas of Sedona, offering an active adult lifestyle in nearly every climate and price point imaginable. Home prices range from the low $200,000s in the East Valley to $800,000-plus in Scottsdale and North Scottsdale.

This guide covers the best Arizona retirement communities beyond Sun City organized by region, with honest detail on what each delivers and who it's right for.

Why Arizona Remains One of the Best Retirement States in the Country
Before diving into specific communities, it's worth restating why Arizona consistently ranks among the top retirement destinations in the United States.

Arizona does not tax Social Security benefits  California, among many states, does. Combined with Arizona's flat 2.5% income tax  the lowest flat rate in the country  retirement income, pension distributions, and Required Minimum Distributions from 401(k)s and IRAs are all taxed favorably compared to most states retirees are leaving. Property taxes average approximately 0.48% of assessed value statewide  among the lowest effective rates in the country, with the typical Arizona homeowner paying just $1,828 annually.

Arizona's healthcare infrastructure is excellent in the metro areas specifically. Mayo Clinic Phoenix, Banner Health, and HonorHealth provide nationally recognized care. For retirees, the combination of excellent healthcare access and favorable retirement taxation is a genuinely powerful pairing.

And the climate delivers what most retirees are specifically seeking: 300-plus sunny days per year, mild winters that make snowbird life unnecessary because you simply live here year-round, and an outdoor lifestyle  golf, hiking, pickleball  that supports active aging in ways that few other states can match.

Phoenix Metro Retirement Communities - East Valley

Sun Lakes - Chandler

Sun Lakes is situated in central Arizona just south of Chandler with five distinct country club-style neighborhoods, each with its own golf course and amenity center. Each clubhouse offers fitness centers, pools, and ballroom dancing, with the neighborhoods connected by walking and biking trails, parks, and fishing lakes. Living space ranges from 1,000 to 3,500 square feet across single-family, attached, and manufactured home options, giving retirees genuine choice in home type and budget.

Sun Lakes' position south of Chandler puts residents within easy reach of major shopping centers, restaurants, and medical facilities plus quick access to I-10 and the 202 Loop for trips into the broader Phoenix metro. For retirees who want resort-style country club living with genuine variety across five distinct sub-communities, Sun Lakes consistently ranks among Arizona's top choices.

Best for: retirees who want multiple golf course options within one community, buyers who want flexibility in home type and price point, and those who want Chandler's amenities and healthcare access nearby.

Trilogy at Vistancia - Peoria

Trilogy at Vistancia is the dedicated 55-plus component within Vistancia the master-planned community that Ranking Arizona named the top master-planned community in the state for 2026. Spanning 1,360 acres within the broader 7,100-acre Vistancia development, Trilogy offers 3,300 homes ranging from 1,218 to 3,000-plus square feet with panoramic desert views.

The Trilogy Club anchors community life with a world-class clubhouse featuring fitness, pools, spa services, and one of the finest golf courses in North Peoria. Lake Pleasant Regional Park is 10 to 15 minutes away for boating and outdoor recreation. The multi-generational positioning is genuinely unique retirees in Trilogy can be minutes from adult children living in The Village at Vistancia within the same master plan.

North Scottsdale and Luxury Desert Retirement

Terravita Golf & Country Club - North Scottsdale

Terravita represents luxury desert retirement at its most refined  a North Scottsdale community offering championship golf, a country club lifestyle, and the McDowell Sonoran Preserve's extraordinary outdoor access right at the doorstep. For retirees with the budget to support it, North Scottsdale's combination of resort amenities, world-class golf, and the area's renowned dining and cultural scene makes Terravita one of the most aspirational retirement addresses in the entire state.

Home prices in North Scottsdale's luxury retirement communities run from $700,000 to well above $1.5 million, reflecting the area's premium positioning. For California retirees specifically, the math remains compelling even at Scottsdale's premium pricing, the combination of Arizona's tax advantages and the equity from a California home sale typically produces a financial position that California retirement communities simply cannot match.

Best for: luxury retirees who want North Scottsdale's resort lifestyle and McDowell Sonoran Preserve access, golf enthusiasts who want championship course quality, and California retirees with significant home equity who want a lifestyle upgrade.

Westbrook Village - Peoria

Westbrook Village is one of Arizona's most popular and well-regarded active adult communities  a golf community centered around two championship courses with a full-service recreation center offering fitness, social activities, and educational programming. Located in central-west Peoria, residents enjoy convenient proximity to shopping, restaurants, and medical facilities without long drives  a practical advantage that becomes increasingly important as retirees age in place.

Home prices at Westbrook Village run more accessible than Trilogy at Vistancia, making it the entry-level active adult option for buyers comparing west Peoria's age-restricted communities.

Best for: retirees who want golf community living at accessible west Peoria prices, those who prioritize proximity to everyday conveniences over resort exclusivity, and buyers comparing entry-level West Valley active adult options.

West Valley Active Adult Communities

Sun City Festival - Northwest Valley

Nestled in the beautiful Northwest Valley, Sun City Festival boasts a stunning 27-hole golf course and breathtaking mountain views, with recreational activities ranging from early morning tee times to afternoon dips in the pool. This Del Webb-developed community delivers the comfortably luxurious lifestyle that the Del Webb brand is specifically known for, with modern home designs and comprehensive amenity infrastructure.

For retirees who want Del Webb's proven community management approach and design philosophy in a newer, master-planned setting rather than the original Sun City's decades-old infrastructure, Sun City Festival is a strong consideration.

Best for: retirees who want Del Webb's modern community design philosophy, golf enthusiasts who want a 27-hole course as their community anchor, and buyers who want mountain views in the Northwest Valley.

Victory at Verrado - Buckeye

Located in Buckeye, about 25 miles west of Phoenix, Victory at Verrado Cottages delivers elevated desert living within one of the most desirable 55-plus communities Arizona offers. Perched at 1,900 feet in the White Tank Mountains, residents enjoy panoramic views from The Victory Club home to a resort-style pool, spa, fitness center, dining at Vic Bar + Kitchen, and access to Tom Lehman-designed championship golf. With more than 21 miles of trails and dozens of parks, outdoor living is genuinely central to daily life here.

Victory at Verrado sits within the broader Verrado master plan recognized as one of the best-executed planned communities in Arizona with a walkable Main Street commercial core. Retirees here get both the dedicated 55-plus amenity package and access to Verrado's broader walkable village character.

Best for: retirees who want elevation and mountain views in their daily setting, outdoor enthusiasts who will use an extensive trail network regularly, and those who want a walkable village experience as part of their retirement community.

Estrella - CantaMia - Goodyear

CantaMia at Estrella is the West Valley's active adult enclave within the broader Estrella master-planned community a development built around two championship golf courses, an 18-acre Starpointe Residents' Club, and an Aquatic Center with extensive amenity infrastructure. The community's positioning gives retirees access to a complete master-planned environment with both age-restricted and all-ages components within the same broader development.

Best for: retirees who want a complete master-planned community environment with both 55-plus amenities and proximity to multi-generational family communities, and West Valley buyers who want comprehensive resort-style amenities at accessible pricing.

Beyond the Phoenix Metro: Different Climates, Different Lifestyles
One of the most important things for retirees to understand about Arizona is that the state offers genuinely different climates and lifestyles beyond the Phoenix metro's desert heat.

Prescott Area Communities Cooler Elevation Retirement

Prescott sits at approximately 5,400 feet elevation delivering summer highs in the mid-80s rather than Phoenix's 105 to 110 degree extremes, alongside genuine four-season weather including occasional winter snow. For retirees who specifically want to escape both cold winters and extreme desert summers, Prescott's active adult communities offer a meaningfully different climate experience while remaining within Arizona's favorable tax structure.

The historic Prescott downtown, the charm of a smaller mountain town, and the cooler year-round climate make Prescott's retirement communities a genuinely different proposition from the Phoenix metro's desert retirement model.

Best for: retirees who specifically want to avoid Phoenix's extreme summer heat, those who want four-season weather with mild winters, and buyers who prefer a smaller, historic mountain town atmosphere.

Trilogy at Wickenburg Ranch - Wickenburg

Trilogy at Wickenburg Ranch offers resort-style Sonoran living in a genuinely distinctive setting Wickenburg's western heritage and high-desert landscape, combined with Trilogy's signature resort amenity package including golf, a clubhouse, and comprehensive fitness and social programming.

Wickenburg's position northwest of the Phoenix metro gives residents a quieter, more rural retirement setting while remaining within reach of Phoenix's healthcare infrastructure and amenities when needed. For retirees who want genuine separation from suburban density without sacrificing resort-quality amenities, Trilogy at Wickenburg Ranch delivers a distinctive option.

Best for: retirees who want a quieter, more rural retirement setting with western heritage character, those who prioritize separation from Phoenix metro density, and buyers who still want Trilogy's resort-quality amenity standard.

Tucson Area Retirement Communities

Tucson offers a genuinely different retirement experience from the Phoenix metro a smaller, university-oriented city with a UNESCO Creative City of Gastronomy designation, generally more affordable home prices, and a slightly more relaxed pace of life. Many Phoenix metro retirees who want Arizona's tax and climate advantages without Phoenix's scale and traffic specifically choose Tucson.

Broadway Proper and other Tucson senior living communities offer the full continuum of independent living, assisted living, and memory care options an important consideration for retirees planning for aging in place over an extended retirement horizon.

Best for: retirees who want Arizona's advantages in a smaller, more relaxed city setting, those drawn to Tucson's university culture and culinary scene, and buyers planning for a full continuum of care over time.

What to Evaluate Beyond Amenities

Choosing a retirement community is about more than golf courses and clubhouses. Here's what experienced retirees and their families consistently say they wish they'd evaluated more carefully before committing.

Healthcare proximity matters more over time than it seems at first. A community that feels perfectly located at 65 may feel genuinely inconvenient at 80 if the nearest hospital is 30 minutes away. Research the specific healthcare infrastructure not just "near Phoenix" but the actual drive time to your preferred hospital system and specialists.

HOA financial health is essential due diligence. Review the HOA's reserve study and financial statements before purchasing in any retirement community. A community with healthy reserves handles aging infrastructure roofs, pools, clubhouses without surprise special assessments. A community with deferred maintenance and inadequate reserves can produce unexpected costs that significantly affect a fixed retirement income.

Age restriction percentages and enforcement vary. Most Arizona 55-plus communities require at least 80% of households to have one resident 55 or older, with some flexibility for the remaining percentage. Understand the specific community's age restriction policy, especially if you're considering the community with a spouse who may be younger than 55.

Consider the full continuum of care. Some communities particularly larger, more established ones like Sun City have on-site or nearby healthcare and skilled nursing options that allow residents to age in place through multiple stages of need. Newer communities may not have this infrastructure yet. For retirees planning a 20-plus year retirement horizon, this matters.

Climate fit should be evaluated honestly across all four seasons. A community that feels perfect during a winter visit may present real challenges during a July visit. If you're seriously considering a Phoenix metro retirement community, visit during summer at least once before committing or specifically choose a higher-elevation community in Prescott or Flagstaff if Phoenix summer heat is a genuine concern.
