Gilbert's combination of the safest city ranking in Arizona, Gilbert Public Schools' exceptional district-wide quality, and the Heritage District's genuine downtown character gives every master-planned community here a foundation that communities in less established cities simply can't replicate. The question isn't whether Gilbert is right for you it's which Gilbert master-planned community matches the way you actually live.

Agritopia is Gilbert's most distinctive and most talked-about neighborhood and for good reason. Built around an 11-acre certified organic working farm by the Johnston family, Agritopia pioneered the "agrihood" concept before it became a national trend. Joe's Farm Grill featured on Guy Fieri's Diners, Drive-ins and Dives serves seasonal dishes sourced directly from the farm. The Coffee Shop on Valencia Street anchors morning routines for residents who walk rather than drive. Barnone's artisan marketplace, Buck and Rider's acclaimed seafood restaurant, and farm stand access for residents who want to pick their own produce complete the walkable village experience. Streets are designed with oversized front porches facing the road a deliberate architectural choice that encourages the neighbor-to-neighbor connections that most suburban communities design out of existence.

Agritopia is the fastest-appreciating neighborhood in Gilbert historically, ticking up at around 6% per year. Listings are averaging around $1,080,000 in 2026. The community sits near the Eastern Canal Trail giving families an active transportation and recreation corridor right from the neighborhood. Community infrastructure including parks and walking paths serves active families without the resort-style amenity premium of larger communities like Power Ranch or Val Vista Lakes.

For buyers who want GPS school access and a safe, well-maintained Gilbert community without paying the premiums that Power Ranch, Morrison Ranch, or Val Vista Lakes command Finley Farms consistently delivers. Home prices in Finley Farms typically run $425,000 to $580,000.

Finley Farms is best for value-conscious families who want GPS school access above all else, first-time Gilbert buyers who want established community character at accessible prices, and families for whom school district quality is the primary driver and amenity infrastructure is secondary.

Granview at Somerset Best for Luxury Large-Lot New Construction (Coming 2027)
Granview at Somerset is the community that Gilbert luxury buyers have been waiting for one of the last true large-lot luxury new construction opportunities Gilbert has left. David Weekley Homes closed on 42 acres within the Somerset master plan to deliver 75 gated single-family homes on 90-, 95-, and 105-foot lots with floor plans ranging from 3,697 to 5,477 square feet.

That lot-width specification is the detail that stops serious buyers: 90- to 105-foot-wide lots in Gilbert new construction is almost unheard of in 2026. Gilbert is largely built out. The opportunity to buy new construction on large lots within the Gilbert Public Schools district is genuinely rare and getting rarer.

Community amenities include sports courts, playgrounds, fire pits, a trail system, and ramadas. Sales are expected to open Q1 2027. Pricing has not yet been released.

Morrison Ranch Best for Community Character and Curb Appeal

Morrison Ranch is known for charm and curb appeal, tree-lined streets yes, in Arizona and a community vibe that makes people say "okay, this is cute" when they first drive through. The iconic century-old grain silos, lush grass, community lakes, wide greenbelts, and Craftsman, Farmhouse, and Traditional style homes that vary home-to-home give Morrison Ranch a visual character unlike anything else in the Phoenix metro.

The community council coordinates amenities and an active calendar of events fishing, walking trails, business center, greenbelts, and dog parks all feature in a community that is specifically designed to feel like the kind of neighborhood children grow up remembering. Many California transplants from established neighborhoods drive through Morrison Ranch and stop the car it genuinely doesn't look like the Arizona suburb they expected.

Power Ranch is best for active families with children who want maximum amenity value per dollar, buyers seeking the most comprehensive master-planned community experience in Gilbert at accessible pricing, and families who value community event culture and outdoor infrastructure above boutique neighborhood character.

Seville Best for Golf Families and Luxury Amenities

Seville is one of Gilbert's premier luxury communities a golf country club development with a 30,000 square foot Tuscan-style clubhouse, indoor golf simulators, four heated pools including a waterslide-equipped splash waterpark, tennis and pickleball courts, 10,000 square feet of artificial turf sports fields, and mountain panoramas that give the community a resort character that competes with Scottsdale's premium neighborhoods.

The golf itself a championship 18-hole course is the community's central amenity and social anchor. The country club lifestyle at Seville is opt-in: buyers can choose to purchase club memberships for full access, or live in the community without joining the club. The most important school district note for Seville: it is one of the few communities in Gilbert served by Chandler Unified School District rather than Gilbert Public Schools.
