By Alejandra Paladino, REALTOR® | Moving to Arizona

If you're researching moving to Tempe, Arizona, you've identified one of the most genuinely unique cities in the Phoenix metro. Tempe is not a suburb that became a city. It's a city that has always had its own identity shaped by Arizona State University, transformed by the development of Tempe Town Lake, and increasingly recognized as the most urban, walkable, and professionally connected community in the entire East Valley.

With a population of approximately 186,000 to 190,000, an average commute of just 19 to 21 minutes, light rail connections to the heart of the Phoenix metro, and a dining and social scene that competes with cities twice its size Tempe consistently surprises people who expect a college town and find something considerably more sophisticated.
This guide covers everything you need to know before moving to Tempe: the neighborhoods, the cost of living, the job market, the commute, and the honest realities of what Tempe is and isn't right for.

The Two Tempes You Need to Understand

The most important thing to understand before moving to Tempe is that the city has two genuinely distinct identities and which one you're moving into determines your entire experience.

South Tempe and the ASU corridor is what most people picture when they hear "Tempe" Arizona State University's 70,000-student campus dominates the southern portion of the city, creating a dense, energy-filled urban environment with active nightlife, busy streets during the school year, a rotating rental market near campus, and the concentration of coffee shops, bars, and restaurants along Mill Avenue that make Tempe's social scene what it is. This is the Tempe that appears on "best college towns" lists. It's vibrant, accessible, and genuinely lively but it also has more noise, more weekend foot traffic, and more turnover than the rest of the city.

North Tempe and Tempe Town Lake is a different story entirely. The North Tempe and Tempe Town Lake neighborhoods have become desirable for younger professionals who want proximity to both the Scottsdale restaurant and nightlife scene and the Phoenix employer base, at lower costs than Scottsdale itself. State Farm's Marina Heights campus on the north shore of Tempe Town Lake the largest office complex in Arizona at 2 million square feet with approximately 4,500 employees anchors a professional corridor that has transformed North Tempe over the past decade. The professional corridor along Tempe Town Lake is one of the few places in the Valley where you can live in a walkable urban high-rise, walk to your office, and walk to the dining and arts scene without owning a car.

The relocation decision in Tempe is fundamentally a question of which of those two Tempes you're moving to. Be clear on this before you start shopping.

Why People Are Moving to Tempe, Arizona in 2026

Central location is unmatched in the East Valley. Tempe is also one of the most central cities in the Valley. It sits between Phoenix, Scottsdale, Mesa, and Chandler, with easy access to the 101, 202, and 60 freeways. For professionals whose employers are spread across multiple East Valley cities, or who want flexibility to access Scottsdale's amenities, downtown Phoenix's entertainment, and Chandler's tech corridor without long drives Tempe's geographic center makes it uniquely practical.

Transit access is the best in the East Valley. Tempe is the most transit-accessible city in the Phoenix metro. Light rail runs through the heart of the city, connecting residents to downtown Phoenix, Mesa, and the broader Valley system. Combined with Tempe's bike infrastructure and walkable core neighborhoods, Tempe is the only East Valley city where meaningful car-light or car-optional daily life is actually achievable for some residents.

The job market is genuinely strong. Top employers: Arizona State University (largest), State Farm (~4,500 at Marina Heights), Honeywell Aerospace, Salt River Project HQ, GoDaddy, KB Home (HQ relocating 2027). The combination of ASU's research and innovation ecosystem, the Marina Heights professional office campus, and Tempe's growing tech sector creates a diverse employment base that serves professionals across multiple industries.

Walkability is real. Yes, Tempe is a good place to live for most people, especially professionals, young families, and anyone who wants the energy of a city without the size of Phoenix itself. The walkable core neighborhoods near Mill Avenue, Tempe Town Lake, and the ASU campus give Tempe residents a daily quality of life that is genuinely different from the car-dependent suburban experience of most Phoenix metro alternatives.

Arizona's tax advantages apply in full. Arizona's flat 2.5% income tax rate applies equally to Tempe residents. For professionals moving from California, the annual income tax savings of $3,000 to $40,000-plus depending on income level are immediate from day one of Arizona residency.

What to Know About Tempe Before You Move

Tempe is not a family suburb in the traditional Phoenix sense. The owner-occupied rate is about 42 percent significantly below the national average, reflecting the large renter population of students and young professionals. If you're a family with school-age children who specifically want the GPS or CUSD school district experience in a master-planned community with extensive family amenities, Gilbert or Chandler will serve you better. If you're a young professional, a couple without children, or someone who values urban walkability over suburban amenity depth Tempe is the best option in the East Valley.

ASU's presence is pervasive and requires honest assessment. The proximity of a 70,000-student campus creates energy, dining options, events, and a youthful social environment that many residents specifically love. It also creates noise, crowding, and neighborhood character that changes between the academic year and summer. Lots of students and young professionals: Expect an active nightlife, busy streets during the school year, and rotating rental demand near campus. Neighborhoods closest to campus trade quiet for convenience. Neighborhoods in North Tempe and South Tempe's residential pockets offer more residential stability.

Housing costs are higher than the Phoenix metro average. Tempe's cost of living is about 11% above the U.S. average. The steepest costs come from housing, which is about 37% higher than the national norm. This is partly a function of location Tempe's central positioning, walkability, and transit access command genuine premiums. Prices have increased due to population growth, demand from students and professionals, and limited land availability. The median home value sits around $465,000 with significantly less square footage per dollar than outer suburbs like Queen Creek or Surprise.

Tempe is almost entirely built out. Unlike Queen Creek or the outer West Valley where new construction is abundant, Tempe is a mature city with essentially no large-scale new residential development. Buyers are choosing from resale condos, townhomes, and established single-family neighborhoods not new construction master-planned communities.

Tempe Neighborhoods: Where to Move

Downtown Tempe: A hub near ASU with easy access to coffee shops, coworking spaces, nightlife, and transit. North Tempe: Close to the light rail and Papago Park, ideal for professionals who enjoy outdoor activities and connectivity. South Tempe: A more suburban feel with larger housing options and good schools, suited to couples or small families.

Downtown Tempe and the Mill Avenue corridor is the most urban and walkable part of the city restaurants, bars, coffee shops, live music venues, and the social energy of the ASU-adjacent corridor all within walking distance. This area is best for young professionals and couples without children who want maximum walkability and social access. Condos and townhomes dominate the housing mix. Noise and foot traffic are real trade-offs for the walkability advantage.

Tempe Town Lake and North Tempe has emerged as the most desirable professional residential corridor in the city. High-rise apartments and condos along the lake give residents walkable access to the State Farm Marina Heights campus, Hayden Ferry Lakeside's office and dining complex, and the broader Tempe Town Lake amenity infrastructure. Rental rates are highest near Arizona State University, Mill Avenue, and Downtown Tempe. The lake itself a 2-mile reservoir in the middle of the city provides kayaking, paddleboarding, lakeside concerts, and festival events that give the area a genuine resort quality in a urban setting.

North Tempe residential neighborhoods particularly the area between McClintock and Scottsdale Road north of University Drive are the most established residential pockets for long-term homeowners who want Tempe's central positioning without the campus-adjacent energy. Single-family homes in this corridor attract professionals who work in Scottsdale or at North Tempe employers, want access to the light rail, and value mature neighborhood character.

South Tempe offers a more suburban character larger homes, more family-oriented streets, quieter surroundings at a slight premium over comparable East Valley suburbs because of Tempe's central location and Tempe Union High School District access. South Tempe: A more suburban feel with larger housing options and good schools, suited to couples or small families. For buyers who want Tempe's location advantages but prefer the character of an established residential neighborhood over urban density South Tempe is the right target.

Moving to Tempe: Cost of Living

Cost of Living Index: approximately 110–112 (U.S. average = 100). Here's what that means in practical terms for buyers and renters moving to Tempe in 2026.

Housing: The median home value sits around $465,000, and average rent runs about $1,474 per month for a one-bedroom apartment. Rent (1-bedroom): $1,400 to $1,800 depending on neighborhood. Rental rates are highest near Arizona State University, Mill Avenue, and Downtown Tempe, while South Tempe and some western neighborhoods offer more space at slightly lower per-square-foot costs.

Utilities: You'll want to plan ahead for utility spikes, especially electricity during the intense summer months. People unfamiliar with desert climates should anticipate notably higher cooling bills from May through September. Budget $200 to $350 per month in summer electricity from June through September. Tempe's higher cost of living is mainly driven by housing, while other categories like utilities, transportation, and healthcare remain relatively balanced.

Transportation: Tempe's central positioning and light rail access make it one of the most transit-practical cities in the Phoenix metro reducing transportation costs for residents who use the system. The average commute of 19 to 21 minutes is the shortest of any major East Valley city. For car owners, Arizona's favorable gas prices (approximately $3.40 to $3.82 per gallon versus California's $5.00-plus) provide meaningful ongoing savings.

HOA fees: HOA fees (if buying in certain neighborhoods): $50–$250/month. Many Tempe condos and urban high-rises carry HOA fees at the higher end of this range given the shared amenity infrastructure.

Income needed: To live comfortably with Tempe's amenities and costs, ensure your income aligns with mid-to-upper income brackets, particularly if buying property or managing a family household budget. For single professionals, $70,000 to $90,000 annually supports comfortable Tempe living as a renter. For homeownership with a family, $120,000-plus is the realistic threshold for comfortable Tempe homeownership.

Moving to Tempe: The Job Market

Tempe's job market is diverse and specifically strong for professionals in technology, financial services, aerospace, and university-adjacent sectors.

Top employers: Arizona State University (largest), State Farm (~4,500 at Marina Heights), Honeywell Aerospace, Salt River Project HQ, GoDaddy, KB Home (HQ relocating 2027). Beyond these anchors, Tempe's position between Phoenix, Scottsdale, Chandler, and Mesa gives residents access to virtually every major employer in the East Valley without an unreasonable commute from any of them.

For tech professionals not tied to Chandler's Price Corridor specifically, Tempe offers a compelling alternative central positioning to the full East Valley employer base, walkable daily lifestyle, and lower home prices than Scottsdale for comparable quality of professional life.

ASU's research and innovation ecosystem also creates unique employment opportunities for academics, researchers, technology transfer professionals, and startup ecosystem participants that don't exist in purely corporate suburban environments.

Moving to Tempe: Schools

Families moving to Surprise appreciate the combination of safe neighborhoods and solid educational options. For Tempe specifically, the school picture is more nuanced than in districts like Gilbert Public Schools or Chandler Unified.

Tempe Elementary School District and Tempe Union High School District serve most of Tempe. Tempe Union consistently receives strong reviews particularly Corona del Sol High School and McClintock High School. Kyrene School District serves portions of South Tempe.

The honest comparison with East Valley alternatives: Tempe's school districts are solid but don't carry the same uniform prestige as Chandler Unified (Arizona's #1 ranked district) or Gilbert Public Schools (known for exceptional uniform quality). For families specifically making their location decision primarily on school district prestige Chandler or Gilbert remains the stronger argument. For families who value Tempe's location, walkability, and urban lifestyle alongside good-but-not-best schools, the trade-off is manageable.

Charter school options are available in Tempe BASIS Tempe is accessible, and various Legacy Traditional and other charter campuses serve the area.

Moving to Tempe: Commute and Transportation

Tempe's commute advantages are real and significant and they're the strongest argument for Tempe over comparable suburban alternatives for professionals with dispersed employment options.

Average commute: 19 to 21 minutes the shortest major East Valley city average, reflecting both central positioning and transit access.

To downtown Phoenix: 15 to 25 minutes by car, or light rail with no parking stress. Among the best downtown Phoenix access of any East Valley address.

To Scottsdale: 15 to 25 minutes from most Tempe neighborhoods Tempe's Scottsdale Road access makes this one of the most practical Scottsdale commutes available at non-Scottsdale pricing.

To Chandler tech corridor: 20 to 35 minutes meaningfully longer than living in Chandler itself, but manageable for professionals who want Tempe's lifestyle over Chandler's suburban character.

To Mesa: 15 to 25 minutes essentially adjacent for most employment destinations.
Light rail: Tempe's light rail network is the most useful transit infrastructure in the East Valley, connecting residents to downtown Phoenix, ASU, Mesa, and Scottsdale's southern corridor without requiring a car. For professionals who work along the light rail line, Tempe's transit access creates a genuinely different quality-of-life option not available in any other East Valley suburb.

Sky Harbor Airport: 10 to 20 minutes from most Tempe neighborhoods the best airport access of any East Valley city, making Tempe specifically attractive for frequent business travelers.

What Surprises People After Moving to Tempe

The walkability is the most pleasant discovery. Professionals who moved from California expecting to give up walkable daily life find that Tempe's Mill Avenue corridor, the Tempe Town Lake neighborhood, and the north Tempe residential corridor give them more walkable daily routine than any other East Valley address. Finding a coffee shop within walking distance, walking to dinner, and biking to the light rail are genuinely possible in Tempe in ways that Gilbert or Chandler cannot replicate.

Tempe Town Lake is extraordinary. The lake in the middle of a desert city creates a quality-of-life asset that most people don't fully appreciate until they live near it. Kayaking on a Tuesday evening, lakeside concerts, the Festival of the Arts, Fourth of July fireworks over the water the lake anchors a social and recreational lifestyle that gives Tempe a distinctiveness that suburban communities aspire to but rarely achieve.

The food scene is genuinely excellent. Tempe's dining scene driven by ASU's cosmopolitan student population and the professional demographic of North Tempe includes James Beard-recognized restaurants, exceptional diverse international cuisine, and a culinary depth that competes favorably with much larger American cities.

The summer heat is identical to the rest of the Phoenix metro. Tempe has no elevation advantage over Gilbert or Chandler. Summer is equally extreme regularly exceeding 100 to 110 degrees from mid-June through mid-September. Budget for summer electricity accordingly. The behavioral adaptations required are the same as any Phoenix metro suburb.

Tempe vs. Scottsdale vs. Chandler: The Honest Comparison

These are the three East Valley cities most commonly compared by young professionals making their location decision.

Choose Tempe if: Walkability and light rail access are non-negotiable. Urban energy and a genuine social scene within walking distance matter. Your employment is spread across multiple East Valley destinations or specifically at a Tempe employer. You want Scottsdale-adjacent access at lower home prices. Airport proximity for frequent travel is important.

Choose Scottsdale if: Resort lifestyle Old Town, McDowell Sonoran Preserve, world-class golf, spa culture is the priority. You have a higher income that comfortably supports Scottsdale's premium without financial strain. North Scottsdale master-planned community living is specifically what you want.

Choose Chandler if: Your career is specifically in the Price Corridor tech ecosystem. Arizona's top-ranked school district (CUSD) is a primary driver. You prefer polished suburban lifestyle with a genuine downtown over urban density. Longer-term family planning makes CUSD's future value more important than current walkability.

Practical Checklist: Moving to Tempe Arizona

Choose your specific Tempe neighborhood carefully the ASU-adjacent experience is genuinely different from North Tempe's professional corridor or South Tempe's residential character. Don't treat Tempe as one uniform city.

Research the specific school district and school serving your address if you have or plan to have children Tempe Elementary, Kyrene, and Tempe Union serve different areas.
Budget for summer electricity honestly —200 to $350 per month from June through September regardless of which Tempe neighborhood you choose.

Take advantage of light rail from day one understanding the transit system accelerates your social integration and reduces your transportation costs in ways that are unique to Tempe.

Explore Tempe Town Lake within your first week paddleboarding, the lakeside trail, and the event programming at the lake are the features most likely to make Tempe feel like home faster than anything else.
