Buying a home in Arizona from another state might sound overwhelming but I can tell you from experience that it's done successfully every single day. A huge portion of my clients are out-of-state buyers, most of them relocating from California, who buy their Arizona home before they ever officially move. With the right agent, the right process, and the right tools, you can find, negotiate, inspect, and close on a Phoenix-area home without setting foot in Arizona until moving day or you can plan a single trip and get it done in a weekend.

This guide walks you through exactly how the process works, what's unique about buying in Arizona specifically, and what mistakes to avoid when you're doing it from a distance.





Step 1: Get Clear on Your Why, Your Timeline, and Your Budget
Before you start browsing Zillow at midnight, take a step back and answer three questions honestly: Why are you moving? When do you need to be there? And what can you actually afford?

Your answers will shape everything. If you have a firm job start date in Phoenix, you need to move quickly and your agent needs to know that from day one. If you're a remote worker with flexibility, you can take a more measured approach — maybe even rent short-term first and buy once you've had a chance to get a feel for different neighborhoods.

On the budget side, out-of-state buyers sometimes forget to factor in costs beyond the purchase price. In Arizona, closing costs typically run 2% to 5% of the purchase price. On a $500,000 home, that's $10,000 to $25,000 on top of your down payment. You'll also want a cushion for moving expenses, utility deposits, and the inevitable first-month home maintenance surprises.




Step 2: Get Pre-Approved and Use a Lender Who Knows Arizona
Getting pre-approved before you start house hunting is non-negotiable in any market. In Arizona, it's especially important because sellers take pre-approval letters seriously and a weak letter can cost you a home even when your offer is otherwise competitive.
Here's something many out-of-state buyers don't know: the big national online lenders and out-of-state banks sometimes issue generic pre-approval letters that local Arizona listing agents immediately recognize as unreliable. Why? Because those lenders often miss Arizona-specific costs like HOA fees and how local property tax is calculated, which affects your debt-to-income ratio and can cause problems during underwriting.

Arizona listing agents have seen deals fall apart at the last minute because of this.
Working with a lender who is licensed in Arizona and experienced with out-of-state buyers gives you a pre-approval letter that sellers and their agents trust. It also means fewer surprises between offer acceptance and closing.

Your lender will need the standard documentation: two years of tax returns, recent pay stubs, W-2s or 1099s, two to three months of bank statements, and a government-issued ID. If you're self-employed, expect to also provide profit and loss statements. Have these documents organized before you start talking to lenders — it speeds up the entire process significantly.




Step 3: Find a Local Arizona Agent Who Specializes in Out-of-State Buyers
Your agent is the single most important decision you'll make in this process. When you're buying from out of state, your agent isn't just finding you homes they are your eyes, ears, and advocate on the ground. They're attending inspections on your behalf, reading a neighborhood's energy in a way no Zillow listing can capture, calling the listing agent to get the inside story on a property, and managing every moving piece of a transaction you can't personally oversee.

Not every agent is equipped to handle out-of-state buyers well. You want someone who is comfortable with video walkthroughs, quick to communicate across time zones, experienced with remote closings, and deeply familiar with the specific Phoenix suburbs you're interested in. Ask prospective agents directly: how many out-of-state buyers have you worked with in the past year? What does your process look like for remote clients? Can you attend inspections and walk me through findings on video?

A great local agent is also your best source of intel on the things Zillow can't tell you which streets have heavy traffic, which HOAs are well-run, which neighborhoods have been appreciating, and which blocks you might want to avoid.




Step 4: Understand the Phoenix Metro Before You Fall in Love with a House

One of the most common mistakes out-of-state buyers make is starting their search with homes instead of locations. In the Phoenix metro, a 20-minute drive can take you from one of the best school districts in the country to an area with completely different characteristics. Suburb choice matters enormously here.

Before you start touring homes virtually or in person research the major Phoenix suburbs and narrow your search to two or three areas that match your lifestyle and priorities. Gilbert and Chandler tend to attract families prioritizing schools and community feel. Scottsdale draws buyers who want upscale amenities, walkability, and nightlife. Peoria and Glendale on the west side offer more affordable price points. Mesa offers a wide range of options across price points. Tempe suits people who want proximity to ASU and a more urban feel.

Once you've identified your target areas, explore them virtually. Google Street View is surprisingly useful for getting a sense of a neighborhood's character. Look at local Facebook groups and Reddit forums where current residents talk about their communities. Ask your agent to give you an honest assessment of each area a good agent will tell you the trade-offs, not just what you want to hear.




Step 5: Use Virtual Tours the Right Way
The technology available for out-of-state buyers in 2026 is remarkable. Most well-listed Arizona homes come with professional 3D Matterport tours that let you walk through the entire property at your own pace, view floor plans, and even take virtual measurements to see if your furniture fits. Drone footage has become standard for showing lot sizes, roof condition, and neighborhood context. High-resolution photography lets you zoom in on details you'd want to examine in person.

But virtual tours have limits. They can't tell you what a house smells like, how loud the nearby road is, whether the neighbors are friendly, or how the afternoon light hits the living room. That's where your agent becomes your proxy. Request a live video walkthrough via FaceTime or Zoom in addition to the 3D tour. Ask your agent to walk through the home with you in real time so you can direct them to look at specific things the age of the HVAC unit, the condition of the roof edges, whether the garage is oversized or standard, what the backyard fence looks like.

Great agents will open every cabinet, run every faucet, check for signs of water damage around windows, and stand outside in the backyard in silence so you can hear the surrounding environment through the phone speaker. Don't be shy about asking for all of this a good agent expects it and welcomes the direction.




Step 6: Plan a Scouting Trip If You Can
If your timeline and budget allow, there is no substitute for spending two or three days in Phoenix before making an offer. A single focused trip where you tour your top five to eight homes in person, drive through the neighborhoods at different times of day, and get a physical feel for the area will give you confidence that no amount of virtual touring can fully replicate.

Time your scouting trip strategically. Come during a week when your target homes are available to show. Ask your agent to schedule tours efficiently so you can cover the most ground. Drive the commute to your future workplace during actual rush hour. Walk through the grocery stores and restaurants near your top neighborhood choices. Eat dinner somewhere local. Talk to people you meet.

Many of my out-of-state clients come for one weekend trip, narrow down their neighborhood choice, and then find and purchase the right home within a few weeks sometimes completing the rest of the process entirely remotely.

If a scouting trip genuinely isn't possible, that's okay too. Many buyers in Arizona purchase completely sight-unseen. The key is having the right agent doing that in-person groundwork for you.




Step 7: Make a Strong Offer
In the current 2026 Phoenix market, buyers have more negotiating power than they've had in years but that doesn't mean every offer is automatically accepted. Well-priced homes in desirable Phoenix suburbs still attract multiple interested buyers, especially in the spring and fall buying seasons.

When your agent writes your offer, a few things matter especially for out-of-state buyers. First, your pre-approval letter needs to be clean and credible as mentioned above, local lenders tend to carry more weight with Arizona sellers than out-of-state online lenders. Second, your earnest money deposit signals how serious you are. In Arizona, this is typically 1% to 3% of the purchase price and is wired to the title company after contract acceptance.

Third, in the current market it is entirely reasonable to ask for seller concessions contributions toward your closing costs or a mortgage rate buydown. More than half of Phoenix-area transactions in the $200,000 to $600,000 range currently include concessions, so don't leave that on the table.

Arizona uses a standard 9-page purchase contract through the Arizona Association of Realtors. Expect your agent to walk you through the full document, because there are contingencies and timelines in there that matter especially the inspection period.




Step 8: Don't Skip the Inspection Attend It Virtually

Arizona has a standard 10-day inspection period built into the purchase contract. During this time, you can have the home professionally inspected and, if you find issues that are unacceptable to you, cancel the contract and get your earnest money back. This is one of the strongest buyer protections in the Arizona purchase contract, and you should use it fully.

If you can't attend the inspection in person, your agent should be there on your behalf and your inspector should be willing to do a live video walkthrough of findings with you immediately after the inspection. A good inspector's report for an Arizona property will cover the standard items foundation, roof, electrical, plumbing, HVAC but there are also Arizona-specific things you want to pay attention to.

Arizona's desert climate means HVAC systems work harder than almost anywhere else in the country. An aging air conditioning unit in Arizona is not a minor issue it's a major expense waiting to happen during a 115-degree Phoenix summer. Ask specifically about the age and condition of the AC. Similarly, Arizona's tile roofs are extremely durable, but the underlayment beneath the tiles dries out and cracks after 15 to 20 years and needs to be replaced. This is expensive, and many buyers don't know to ask about it until after they've moved in.

Other Arizona-specific inspections worth considering include a termite or wood-destroying organism (WDO) inspection subterranean termites are a real concern in the Phoenix metro and a WDO report is inexpensive and worth it and a pool inspection if the home has one, as pool equipment is costly to repair or replace. If the home was built in the 1990s or early 2000s, a foundation or soil inspection may also be worthwhile, as Arizona's expansive clay soils can cause settling issues over time.

Rather than asking for repairs which is complicated to coordinate from out of state ask for a credit at closing. This gives you money to handle the repairs yourself after you move in, on your own timeline, with contractors you choose. Most sellers in the current market will negotiate on credits, especially when inventory is elevated and days on market are extended.




Step 9: Close Remotely
One of the most important things to know about buying in Arizona as an out-of-state buyer is that you do not need to physically be in Arizona to close. Arizona's closing process is handled through a title company, and the entire closing can be completed remotely using electronic signatures and, if needed, a mobile notary who comes to your location.

Remote Online Notarization (RON) is now widely supported in Arizona, which means you can sign your closing documents from your laptop wherever you are. Your title company will set up a secure closing portal where all documents are signed digitally. Your lender will wire funds directly to the title company, and you'll wire your down payment and closing costs from your bank account. Everything can be done securely without a single piece of paper.

The typical timeline from accepted offer to close is 30 to 45 days when financing is involved. Cash buyers can often close in 7 to 21 days. Once the deed records with the county which now happens electronically and can occur any time up until 5 PM on the closing day the home is officially yours. Your agent will coordinate key delivery.




Step 10: Plan Your Move
Once you're under contract and headed toward closing, start planning your move logistics. The summer months in Phoenix roughly June through August are the most brutal for moving, with temperatures regularly exceeding 110 degrees. If you have any flexibility in your timing, late fall through early spring is dramatically more comfortable and often cheaper for moving companies.

Get multiple quotes from licensed, insured moving companies well in advance, as good movers book up quickly. If you're selling a California home simultaneously, coordinate your closing dates carefully you don't want to be stuck in a hotel with your belongings in a truck because the timelines don't align. A good agent will help you think through the sequencing of your move.





Arizona-Specific Things Out-of-State Buyers Are Often Surprised By

HOA communities are the norm, not the exception. A large percentage of Phoenix metro neighborhoods are governed by a homeowners association. HOA fees can range from $50 to $500 or more per month depending on the community and amenities.

Before you fall in love with a home, understand the HOA fees and rules. Some HOAs are very restrictive about exterior colors, parking, and landscaping. Others are minimal and exist primarily to maintain common areas. Your agent will pull the HOA documents during your inspection period so you can review them.

Arizona's property tax is assessed differently than California's. Unlike California's Proposition 13, Arizona does not lock in your property tax at the purchase price permanently. Your tax bill can rise as the home appreciates. Ask your agent to pull the current property tax on any home you're seriously considering so you can budget accurately.

Monsoon season is real. From July through September, Phoenix experiences a monsoon season that brings intense but brief storms, dust storms called haboobs, and occasional flash flooding. When evaluating a home, check how the drainage is set up and whether the backyard or surrounding streets are prone to flooding.

Pool ownership is a lifestyle choice. A pool in Phoenix is wonderful for nine months of the year and requires year-round maintenance. Budget roughly $150 to $250 per month for a pool service and factor in the additional electricity cost during summer.




Frequently Asked Questions: Buying Arizona Real Estate from Out of State
Can I buy an Arizona home completely without visiting? Yes  and many people do. With professional 3D tours, live video walkthroughs, a trusted local agent attending the inspection, and remote closing options, the entire process can be completed from out of state. That said, if your schedule allows even a single weekend trip for a scouting visit, it's worth it.

How long does the process take from start to close? From the time you start seriously looking to the day you own the home, most out-of-state buyers in Arizona complete the process in 30 to 90 days. Financed transactions typically close 30 to 45 days after offer acceptance. Cash buyers can close in as little as one to two weeks.

Do I need an Arizona-licensed lender? Your lender must be licensed to operate in Arizona.
Many large national lenders are licensed in all states, so this isn't typically a problem  but you want to make sure your lender has experience with Arizona-specific costs and the Arizona Association of Realtors purchase contract requirements.

What is earnest money and when do I pay it? Earnest money is a good-faith deposit typically 1% to 3% of the purchase price that shows the seller you're serious. In Arizona, it is typically wired to the title company within 24 to 48 hours of contract acceptance and is applied toward your purchase at closing. If you cancel during the inspection period for a valid reason, you get it back.

Can I negotiate on price in today's Phoenix market? Yes. With inventory up and days on market elevated, sellers are negotiating more than they have in years. Price reductions, seller concessions toward closing costs, and rate buydowns are all common in the current market. Your agent will advise you on what's appropriate for the specific home and neighborhood you're targeting.

What should I watch out for that's unique to Arizona homes? Pay close attention to the HVAC system age and condition, roof underlayment on tile roofs, termite history, pool equipment if applicable, HOA rules and fees, and any signs of soil movement or foundation issues. Your inspector will cover these, but it helps to know what to ask about going in.
